          William C. Andruss To William B. Lipsey
                         "Deed"
State of Florida } Know all men by these presents that I William C.
Alachua County   } Andruss of the aforesaid County & State for and in consideration
of the use of three hundred ($30000) to me in hand paid by William B. Lipsey
of County & State aforesaid the receipt whereof I do hereof acknowledge have
granted bargained sold & conveyed and by these presents do grant bargain
& convey unto the said William B. Lipsey all of that certain lot piece
tract or parcel of land Situated lying & being in the County  of 
Alachua in the State of Florida particularly known and described as follows
The West half of the North East quarter of the South West quarter 
(W1/2 of NE1/4 of SW1/4) of section Sixteen (16) Township Eleven (T11) Range Eighteen
East (R18) containing by Estimation Twenty (20) acres of land be the
same more or less. Together with all and singular the tenements hereditaments
and appurtenances to the same belonging or in any wise appertaining
To Have and Hold the same unto the said William B. Lipsey and to his
heirs and executors administrators & assigns in fee simple and absolute
And I the said William C. Andruss do hereby covenant and agree to and
with the said William B. Lipsey that I am lawfully seized in fee
of the property herein and hereby conveyed and that I have good and
lawful right to sell and convey the same that the same is free from
all encumbrances of any kind whatsoever and that I will and my heirs
executors and administrators shall and will forever and defend the same
unto the said William B. Lipsey and his heirs administrators and executors
& assigns against the lawful claims and demands of any and all persons
whomsoever now claiming or hereafter to claim the same. In Witness Whereof
