of said State as the South East quarter of the South West quarter of
Section Thirty in Township Seven South of Range Twenty one East:
containing Forty acres more or less (SE 1/4 of SW 1/4 T7S R21E).
To Have and to Hold the above granted bargaining and described premises together
with all and singular the rights and privileges immunities easements and
appurtenances thereunto belonging or in anywise appertaining unto the said party
of the second part and to his heirs and assigns as his and their absolute property
in fee simple forever. And the said Florida Land and Immigration Company for
itself and assigns and for all others claiming by through or under it does
covenant and agree that at the time of the execution and delivery of these
presents the said company is seized of a good and indefeasible fee simple
to the above premises and has good right to convey the same as it has conveyed
the same free and discharged from all incumbrances and liens of any and
every nature and description. And that the said party of the second part
his heirs and assigns shall quietly and peaceably and may at all times
hereafter have use occupy possess and enjoy the above described
premises against all persons whatsoever lawfully claiming the same. And
that it will at any and at all times make such further covenants
conveyances and assurances at the expense of the said party of the second
part as he the said party of the second part his heirs and assigns
or counsel learned in the law may require. In Witness Whereof the said
party of the first part has caused  its corporate seal to be hereunto affixed 
and these presents to be subscribed by its President and Resident Manager

State of Florida } Know all men by these presents that Brainard Mitchell
Alachua County   } and Wife Belinda Mitchell of the aforesaid County and
State for and in consideration of the sum of Fifty Dollars to them in
hand paid by George H. Ambrose of the County of Alachua in the State
of Florida the receipt whereof we do hereby acknowledge have granted
bargained sold and conveyed and by these presents do grant bargain sell
and convey unto him the said George H. Ambrose all of that certain
lot piece tract or parcel of land situated lying and being in the 
County of Alachua in the State of Florida particularly known and described
as follows to wit: The South East quarter (SE 1/4) of South West quarter
(SW 1/4) of Section Thirty (S.30) Township Seven (T7) S Range twenty one E
(S R21 E) containing by estimation 40 acres of land more or less
