build one room on the West end thereof of Suitable Size to compare
with the dwelling aforesaid shall erect a new building on front premises
16 x 30 feet with petition one Story high and make such other improvements
as may be agreeable to all parties hereto The said party of the second
part hereby obligating and pledging himself to deliver to the parties of the
first part the possession of said property with the said improvements
thereon as above set forth at the Expiration of the term of the said Lease
and in event of the loss or destruction of the said improvements by fire
before the expiration of the said Lease then in that event the
said party of the second part shall rebuild the same as first above
mentioned or pay to the parties of the first the equivalent thereof in
money and the said parties of the first part shall and will protect the
said party of the second part in the free use and enjoyment of said
premises for the period aforesaid upon the conditions aforesaid. Shall
Keep said dwelling now on said premises insured and in Event of its
destruction by fire shall either replace the same or allow the said
party of the second part to have the use of Insurance money received
therefrom for the term or balance of Term of said Lease otherwise they
the parties of the first part shall allow the party of the second part
to use and occupy the said premises without rent therefor for the period
or balance of the period of said Lease all of which shall be binding upon
the heirs representatives and assigns of the parties hereto respectively. Provided
that the violation of any of, the provisions of this Contract by either of the
parties hereto shall be deemed a forfeiture hereof by the party violating
the same and provided further that the parties of the first part shall
pay the taxes on said property during said period of said Lease

and James D. Goss execute the above lease & that the (deponent) and S.J.
Burnett signed the same as subscribing witnesses thereto
