paid by the said parties of the second part at or before the ensealing and
delivery of these presents the receipt whereof is hereby acknowledged have
granted bargained sold aliened remised released conveyed and confirmed
and these presents do grant bargain sell alien remise convey and confirm
unto the said parties of the second part their heirs and assigns forever
all that piece or parcel of land know and described as follows to wit
Beginning at a stake situated on the North line of Arredondo Grant
running East & West on East side of Peninsular Rail Road Sixty (60) feet
form center of track of said Rail Road for Right of way of Rail Road
thence south (89°) Eighty Nine degrees East on said Grant line (1677)
Sixteen Hundred and seventy seven feet to a Stake Thence South
(1°) one degree East (1490) Fourteen hundred and Ninety feet to a
stake Thence West (166) one Hundred and Sixty Six feet. Thence South
1° E (1320) Thirteen hundred and Twenty feet To Russels corner Thence
West (60) sixty feet to Rail Road right of way Thence North along line
of said rail road right of way (2990) Twenty nine hundred and 
Ninety feet to beginning containing (57 75/100) Fifty seven and 75/100
acres Together with all and singular the lands tenements hereditaments
and appurtenances thereto belonging or in anywise appertaining and
the reversion and reversions remainder and remainders rents issues and
profits thereof and also all the estate right title interest dower and right
of dower property possession claim and demand as well in law as in equity
of the said parties of the first part of in and to the same and every 
part and parcel thereof with the appurtenances (except the trees suitable
for Saw Mill Timber) To have and to hold the above granted bargained
and described premises with the appurtenances unto the said parties
of the second part their heirs and assigns to their own proper use
benefit and behoof forever. And the said Solomon B. Wilks and wife
Lurana Wilks for themselves their heirs Executors and administrators
do covenant grant and agree to and with the said part of the
second part their heirs and assigns that the said Solomon B. Wilks
at the time of the sealing and delivery of these presents is lawfully
seized in fee simple of a good absolute and indefeasible estate of
inheritance of in and all and singular the above granted bargained
and described premises with the appurtenances and has good right
full power and lawful authority to grant bargain sell and convey
the same in manner and form aforesaid And that the said part
of the second part their heirs and assigns shall and may at all
times hereafter peaceably and quietly have hold use occupy possess
and enjoy the above granted premises and every part and parcel
there with the appurtenances without any let suit trouble molestation
eviction or disturbance of the said parties of the first part their
heirs or assigns or of any other person or persons lawfully claiming
or to claim the same and that the same now are free clear
discharged unencumbered of and from all former and other grants
titles charges estates judgments taxes assessments and encumbrances
of what nature and kind soever and the said Solomon Wilks and 
wife Lurana Wilks for themselves and their heirs the above described
