William C. Andruss to Thos B. and Chas E. Pearson
                         "Deed"
State of Florida } Know all men by these presence that I William C.
Alachua County   } Andruss of the aforesaid County and State for and in
consideration of the sum of one hundred and Fifty dollars (150) to me in
hand paid by Thomas B. Pearson and Charles E. Pearson of the County
and State aforesaid the receipt whereof I do hereby acknowledge have
granted bargained sold and conveyed and by these presents do grant bargain
sell and convey unto the said Thomas B. Pearson and Charles E. Pearson all of
that certain lot piece tract or parcel of land Situated lying and being
in the County of Alachua in the State of Florida particularly known and
described as follows to wit The North East Quarter of the North East Quarter
of the South West Quarter of Section Sixteen (16) Township Eleven (11) Range
Eighteen (18) East containing by estimation Ten (10) acres of land
more or less. Togather with all and singular the tenements hereditaments
and appurtenances to the same belonging or in anywise appertaining
To Have and Hold the same unto the said Thomas B. Pearson and
Charles E. Pearson and to their heirs executors administrators and assigns in
fee simple and absolute and I the said William C. Andruss do hereby covenant
and agree to and with the said Thomas B. Pearson and Charles E. Pearson that
I am lawfully seized in fee of the property herein and hereby conveyed, and that
I have good and lawful right to sell and convey the same that the same is
free from all encumbrances^ of any kind whatsoever and that I will and my heirs
executors and administrators shall and will forever warrant and defend
the same unto the said Thomas B. Pearson and Charles E. Pearson and
their heirs executors administrators and assigns against the lawful
claims and demands of any and all persons whomsoever now claiming
or hereafter to claim the same. In Witness Whereof I have hereunto
set my hand and affixed my seal on this the 17 day of July
1882
