hereby acknowledged has given granted aliened bargained sold transferred
and do by these presents give grant alien bargain sell transfer and
convey unto the said party of the second part and his heirs and assigns
forever all that certain Lot Tract or Parcel of Land Situate lying and being
in the - of - county of Alachua and the State of Florida and known
and described on the public records of said State as the North West quarter
of the South East quarter of Section Two Township Eight South of Range
Twenty One East containing forty acres more or less (NW1/4 of SE1/4 Sec 2 T8
R21 E) Together with all and singular the tenements hereditaments
and appurtenances thereunto belonging; and also all the estate right
title interest property claim and demand whatsoever as well in law as
in equity of the said party of the first part of in and to the same
with the appurtenances. To Have and To Hold the above described
premises with the appurtenances thereunto belonging unto the said
party of the second part and his heirs and assigns as his absolute
property in fee simple forever And the said Franklin P. Wheeler
for himself his heirs and assigns doth covenant and agree that
he is lawfully seized of the above described premises by deed
from the Florida Land and Immigration Company bearing date the
23rd day of August 1876 and that he has conveyed the same free and
discharged from all encumbrances and liens of any and every nature
and description created by him; and the said party of the second
part his heirs and assigns shall quietly and peaceable enjoy the 
above described premises against all persons whatsoever lawfully
claiming by through or under him the said party of the first
part. In Testimony Whereof the said party of the first part has
hereunto affixed his hand and seal this the day and year above
written

Franklin P. Wheeler on this 22nd day of March AD 1880 who acknowled=
=ged he executed the foregoing deed to Matthew N. Whitmore.
