shall seem safe and proper; and with refer-
ence to so much of my estate as is
real property, to hold and manage the
same, to let and rent the same, collect and
receive the rents and profits thereof, pay
all lawful taxes thereupon levied and
assessed, also such expenses as may be
requisite to keep the same in proper
order and repair; and from the annual
net income, profits and receipts derived
from the whole of said estate, to pay
unto my wife Carrie C. Woolley, each
year that she remains my widow,
and in case she does not remarry
after my death, then each year during
the term of her natural life, a sum equal
to forty per centum of said annual net
income in any year exceed the sum
of Twelve Hundred Dollars, then in
that year, in lieu of the said forty
per centum of the said annual net
income, to pay unto my said wife, re-
maining my widow, as aforesaid
the sum of Twelve hundred Dollars;
and if in any year the said forty per cen-
tum of said annual net income should not
amount to the sum of Six hundred Dollars,
then and in that year, in lieu of the said forty
per centum of the said annual net income
to pay unto my said wife, remaining my
widow as aforesaid, the sum of Six
Hundred Dollars; and to pay the remaind-
er of the said annual net income
unto my son, Victor B. Woolley for
his own use, for and during the widowhood
