of the said real estate contemplated in said first
mentioned decree at private sale for cash or on reason
able credit provided that no part of said real estate
should be sold at a less price than for which it was 
purchased in by *****the said defendant Benjamin
A. Putnam as executor as aforesaid at the sales made
of said Aredondo Grant in the month of February
one thousand eight hundred and forty nine and
no sale by said Master should be binding or valid
untill the same shall have been reported by said
Master to the said or Judge thereof and been con-
firmed and whereas afterwards at the said June
term of the said court the said Special Master
made a report to the said court in which among
other things he reportedthe sale at private sale
of the tract of land herein after discribed to the
said party of the second part and where as there
being no exceptions to the said report the same
was confirmed and the said Master was by order
of said court among other things authorized
and empowered to make execute and deliver con-
veyances among others to the party of the 
second part for the tract of land purchaised
by him from the said master aforesaid whenever
he the said party fo the second part shall have
complied with and fulfilled his contract with
the said Master and shall have paid the whole
amount of the said purchais money for the said
tract of land and whereas the said party of the 
second part hath on this day and year first above 
written complied with and fulfilled his said and
paid the whole of the purchais money. Now this
indenture witnesseth that the siad party of the 
first part in order to convey with effect the 
land sold made in pursuance of the said
decrees above cited, and in consideration of the
primises and of the sum of one hundred and 
eighty dollars, in hand paid at the time of the 
execution of these presents the reciept whereof
is hereby acknowledged by the said party of the sec-
ond part to the said party of the first part hath
granted, bargained, sold released, conveyed and 
confirmed and by these presents doth grant
