  County of Alachua} Know all men by their presents that
we Bennett M. Dell & Eliza D. Dell his wife of the County of
Alachua and State aforesaid for and in consideration of the
Sum of Thirty Dollars to us in hand paid have granted, bargained
and sold, and by these presents do grant bargain sell and convey
unto George L. Brown of the County and State aforesaid all that certain
tract or parcel of land Situate in the Town of Newnansville County and -
State aforesaid, and described as follows (as laid down in the plan of the
Town of Newnansville} Lot No Four of north half Range of said
Towne, with all the appurtenances as, and all the right title interest and
demands of me in the premises; to have and to hold the same with all
the appurtenances, and heridetaments thereunto belonging unto the said
George L. Brown and his heirs in fee simple forever.
           And I the Said Bennett M. Dell for myself and my heirs do
hereby covenant and agree to and with the Said George L. Brown and his

heirs and assigns, that I am now the owner of ^ Said premises, and am
seized of a good and indefeasible estate of inheritance therein, and and
that I have full right and power to sell anc convey the Same in fee
simple forever, and that the Said premises are free and clear of all
encumbrances: that the said George L Brown his heirs and assigns may
forever hereafter have hold, possess, and enjoy the same without any
Suit or molestation or interruption by any person whatever, lawfully
claiming any right therein: and that I the said Bennett M. Dell and
all persons hereafter claiming under me, will at any time hereaf-
=ter at the request and expense of the said George L. Brown his heirs
and assigns make all such further assurances for the more effectual
conveying of the Said premises with the appurtenances as may be reason-
=ably required by him or them and that I the Said Bennett M. Dell
and my heirs will warrant and defend the said premises with the
appurtenances unto the Said George L Brown his heirs and assigns forever
