Know all men by these presents that I William F. Rowan
          of the County of Alachua, State of Florida in consideration of
          the sum of sixty dollars to me in hand paid by John B. Standley
          County and State aforesaid the receipt whereof is hereby acknowledge
          have granted, bargined and sold and by these presents do grant,
          bargin and sell unto the said John B. Standley the following property
          to wit Lots No. 11 & 12 Range 1                situated lying and 
          being in the Town of Newnansville, County and State aforesaid
          and describe on the map of said town as Lots Eleven & Twelve
          aforesaid together with all the buildings, out buildings and appurtances
          thereto belonging to have and to hold the said lots or parcels of land
          unto the said John B. Standley his Executors, administrators and
          assigns forever to his and their only use and benefit forever and I
          William F. Rowan for myself, my Executors and administrators do
          covenant to and with the said John B. Standley his Executors, admin-
          istrators and assigns that I am lawfully  possessed of the said
          lots or parcels of land as of my own property that the same is
          free from all incumbrances and I will and my Executors & I
          shall warrant and defend the same to the said John B. Standley,
          his Executors and assigns against the lawful claims & demands
          of all persons whatsoever.  Provided nevertheless that if said Wm F.
          Rowan his Executors and administrators shall well and truly pay, or
          cause to be paid unto the said John B. Standley his Executors administrators
          or assigns a certain note of hand bearing equal date with these presents
          and interest thereon from dated of dated this 9th day of March AD 1850 and
          due in ninety days as follows.
          $60.00    Ninety days after date I promise to pay John B. Standley or
          Bearer sixty dollars with interest at the rate of 8 per cent per annum
          Value received this 9th day, March 1850  (signed) William F. Rowan
          then this conveyance shall be null and void otherwise to remain in full force
          and effect.  In Testimony I William F. Rowan have herunto set
          my hand and affixed my seal by seal.

          Alachua County   } acknowledged that he executed the foregoing mortgage for the
          purposes therein stated, and the same is therefor admitted to recorded in my office
