                     Know all men by these presents that we
Britton Dixon and Elder S his wife of the aforesaid County
and State, for and in consideration of the Sum of Fifty Dolls
to us in hand paid have granted bargained and Sold and by
these presents do grant, bargain, & sell & Convey unto George L
Brown of the Said State & County all that certain parcel
of Land Situate in the Town of Newnansville and described
as follows (as per plan of Said Town) Lots Nos one Two,
Seven & Eight of Block No Two. Range No Two. with
all the appurtenances, and all the right title, interest claim
and demand of us or Either of us, in the premises; to have
and to hold the Same With the appurtenances, unto the
Said George L Brown and his heirs in fee simple for ever 
       And I the said Britton Dixon, for myself and my
heirs, do Solemnly hereby covenant and agree to and with
the said George L Brown and his heirs and assigns 
that I am now the owner of the said premises and am
Seized of a good and indefeasible Estate of inheritance
therein, and that I have full right and power to Sell
and Convey the Same in fee Simple absolute; that the
Said premsises are free and clear of all encumbrances
that the said George L Brown his heirs and assigns may
forever hereafter, have, hold, possess and Enjoy the Same
Without and Suit; Molestation, or interupture, by any person
Whatever, lawfully claiming any rights therein, And
that I the said Britton Dixon and all persons hereafter
Claiming under Me will at any time hereafter, at
the request And expurse of the Said George L Brown
his heirs or assigns, make all further assurances
for the more effectual Conveying of Said premsises, with
the appurtenances as May be reasonalably required by him
or them, and that I the Said Britton Dixon & My heirs
will Warrant and defend the Said premsises With the
Appurtenances Unto the Said George L Brown and to his
heirs and assigns forever
