the party of the second part and by these presents doth bargain grant
sell, release and convey unto the said party of the second part, her
heirs and assigns forever, all that certain lot, tract or parcel of land
lying and being situate in the Town of Gainesville, County and State
above mentioned being situate in the portion of said town known
as "Ingram's Addition" and described as follows to wit: One lot contain
ing two acres more or less beginning at the North East corner of lot
bound by Mrs Sallie Crowder thence running East along the southern
boundary line of lot conveyed by Mark Willey to Margaret J. Sanchez
five hundred & sixty three (563) feet thence south two hundred and forty
     (243) 
three^feet to a stake, thence west five hundred and sixty three (563) feet
to where thence north along the eastern boundary line of lot owned by
Mrs Sallie Crowder two hundred and forty three (243) feet to place of com-
mencement. The Land hereby bargained, sold, granted, released
and conveyed contained two acres more or less. To have and to
hold said lot of land together with all and singular the land
tenements and hereditaments thereunto belonging or in wise appertaining
unto the said party of the second part her heirs and assigns forever,
And the said parties of the first part for themselves, their executors and
administrators do covenant with the said party of the second part, her
heirs and assigns that they are lawfully seized in fee simple of the
aforegranted premises, that they are free from all incumbrances and that
they have good right to sell and convey the same, and that they will
and their heirs executors, administrators shall warrant and defend
the same to the said grantee M.J. Sanchez her heirs and assigns
forever against the all persons whomsoever.
