This Indenture made this 27th day of November in the year
of our Lord one thousand eight hundred and seventy six
between Samuel P. Nipper of Alachua County and State of
Florida of the one part and William J. Baker of Hernando
County and State of Florida of the other part witnesseth
that the said Samuel P. Nipper for and in consideration
of the sum of four hundred and eighty dollars to
him in hand paid by the said William J. Baker the
receipt whereof is hereby acknowledged & give grant
sell and convey unto the said William J. Baker his
heirs and assigns all that certain tract and parcel
of land situated in the County of Alachua State of Florida
it being the North half and North half of south west
quarter and North half of south east quarter of section
thirty four, Township nine, and Range E seventeen contain-
ing four hundred and eighty eight acres more or less.
To have and to hold the same to the said William
Baker his heirs and assigns to his and their use forever
and I the said Samuel P. Nipper covenant with the said
Baker his heirs and assigns that I am lawfully
seized in fee of the premises, that they are free from
all incumbrances that I have a good right to sell
the same as aforesaid and that I will warrant and 
defend the same to the said Baker his heirs and assigns
against the lawful claims and demands to all persons

State of Florida } Before me I.E. Webster, Clerk of the Circuit Court
Alachua County   } in and for Alachua County personally came
Samuel P. Nipper the granter in the foregoing deed who
acknowledged that he executed the same for the purpose
and with the intentions therein expressed.
