to me well known as the wife of James D. Matheson who being by me
examined separately and apart from her said husband acknowledged
in my presence that she signed the foregoing relinquishment and renoun-
ciation of dower freely and voluntarily and without compulsion, constraint
apprehension or fear of or from her said husband.

This Indenture made the twenty first day of February in the year one
thousand eight hundred and seventy seven between Thomas Benton
Ellis of the town of Gainesville in the County of Alachua and State of
Florida of the first part and B.F. Millard of the same place of the
second part. Witnesseth = that the said party of the first part for
and in consideration of the sum of Four hundred and five dol-
lars lawful money of the United States to him duly paid before the
delivery hereof hath bargained and sold and by these presents doth
grant and convey to the said party of the second part his heirs
and assigns forever all that certain piece or parcel of land lying and
being in the County of Alachua and State of Florida and which is known
and described as follows to wit = Commencing at the North west corner of
Section eighteen (18) Run South 20.60 chains to the south west corner
of said Section (18) thence North eighty four and one quarter degrees East
24.97 chains thence North 18.14 chains thence West 24.84 chains
to point of beginning, being lot number one (1) of fractional
section number eighteen (18) of township number ten (10) South in
range number twenty (20) East containing forty eight 1/10 - (48 1/10) acres
more or less. Also commencing at a point 48.61 chains east of the
North West corner of section eighteen run south 15.77 chains thence
north eighty four and one quarter degrees east 16.30 chains thence North
14.17 chains to North East corner of section eighteen thence west 16.20
chains to point of beginning being lot number four (4) of fractional
section number eighteen (18) of township number ten (10) in Range
number twenty (20) South & East containing twenty 2/10 acres more
or less together with all and singular the tenements, hereditaments
and appurtenances and all the estate, title and interest of the
said party of the first part therein and the said party of the
first part doth hereby covenant and agree with the said party of
the second part that at the time of the delivery hereof the said
party of the first part is the lawful owner of the premises
above granted and seized thereof in fee simple absolute and
that he will warrant and defend the above granted premises
