the foregoing deed and acknowledged that he signed the same
for the uses and purposes as therein contained.

This Indenture made the twenty first day of February in the year one
thousand eight hundred and seventy seven between Thomas B. Ellis
of the town of Gainesville in the County of Alachua and State of
Florida of the first part and Catharine A. Millard of the same
place of the second part. Witnesseth = that the said party of the first
part for and in consideration of the sum of one Hundred and
twenty dollars lawful money of the United States to him duly paid
before the delivery hereof hath bargained and sold and by these
presents doth bargain and sell convey to the said party of the second
part her heirs and assigns forever all that certain piece or parcel
of land lying and being the County of Alachua and State of
Florida and which is known and described as follows to wit =
Starting at the south west corner of section number seven (7)
township number ten (10) south Range number twenty (20) East
Run North 1500 feet along section and township line to a
stake 30 feet from center line of AG & WIT Companies Rail Road
track thence in an easterly direction on a line paralel with
said center line 362 feet to a stake 30 feet from said center line
thence due south 1650 feet to a stake on south boundary line of
section seven thence west along said south boundary line 330
feet to place of beginning the same containing twelve acres
more or less together with all and singular the tenements hered-
itaments and appurtenance and all the estate title and interest
of the said party of the first part therein, and the said party
of the first part doth hereby covenant and agree with the said
party of the second part that at the time of the delivery
hereof the said party of the first part is the lawful owner
of the premises above granted and seized thereof in fee simple
absolute and that he will warrant and defend the
above granted premises in the quiet and peaceable possession
