This Indenture made the thirteenth day of January Anno
Domini Eighteen Hundred and seventy seven between Samuel A.
Swann of the City of Fernandina County of Nassau State
of Florida and Martha R. Swann his wife parties of the 
first part and Mattie E. Robinson of the town of Waldo
County of Alachua and State of Florida party of the second part
Witnesseth that the parties of the first part for and in
consideration of Fifty Dollars to them in hand paid by
the said party of the second part the receipt whereof
is hereby acknowledged hath given granted aliened
bargained sold Transferred and by these presents do
give grant alien bargain sell transfer and convey unto
the said party of the second part and her heirs administrators
executors and assigns forever all that certain lot Tract
or parcel of land situate lying and being in the said
County of Alachua and State of Florida known and
described on the public maps of said State as
The South east quarter of the North East quarter
of section Thirty one in Township eight south of
Range Twenty two East containing Forty acres more or 
less SE1/4 of NE1/4 of Sec 31 T.8.S  R22E - 40 acres
Together with all and singular the tenements hereditaments
and appurtenances thereunto belonging and also all the
estate right title, interest dower and right of dower
property claim and demand whatsoever as well in law
as in equity of the parties of the first part of in and to
the same with the appurtenances. To have and to hold
the above described premises with the appurtenances thereto
belonging unto the said party of the second part and her
heirs administrators executors and assigns forever as their
absolute property in fee simple forever and the said
Samuel A. Swann for himself and for all others claiming
by through or under him doth covenant and agree that
he is seized in fee simple of a good and indefeasible
estate in and to the above premise by Deed from John
McRae surviving Trustee Florida R.R. Co bearing date January
8th 1877 and that he has conveyed the same free and 
discharged from all encumbrances and liens of any and 
every nature and description created by himself and that the
party of the second part her heirs and assigns shall quietly
and peaceably enjoy the above described premises against all
persons whatsoever lawfully claiming by through or under him
the said party of the first part
