all that certain lot tract or parcel of land situate
lying and being in the County of Alachua State of
Florida and known and described on the public maps
of said State as the North west quarter of the North East
quarter of section two in township eight south of Range
Twenty one East containing forty acres more or less
     NW1/4 of NE1/4 Sec 2 T 8 S R 21 E 40 acres
Together with all and singular the tenements hereditaments and
appurtenances thereunto belonging and also the estate right
title interest property claim and demand whatsoever
as well in law as in equity of the said part of the first
part of in and to the same with the appurtenances
To have and to hold the above described premises
with the appurtenances thereunto belonging unto
the said party of second part and to his heirs
executors administrators and assigns as their absolute
property in fee simple forever and the said Franklin
P. Wheeler for himself and for all others claiming
by through or under him does covenant and agree
that he is seized in fee simple of a good and 
indefeasable estate in and to the above premises
by Deed from the Florida Land and Immigration Company bearing
date July 10th AD 1876 and that he has conveyed the same
free and discharged from all encumbrances and liens of any and
every nature and description created by himself and that the
said party of the second part his heirs and assigns shas
quietly and peaceably enjoy the above described premises
against all all persons whatsoever lawfully claiming by
through or under him the said party of the first part

part has hereunto affixed his hand and seal this the
