United States to him duly paid before the delivery hereof
hath bargained and sold and by these presents doth grant and convey unto
the said party of the second part her heirs and assigns forever
all that certain tract or parcel of Land lying and being in the
County of Alachua and State aforesaid and which is known and
described as follows to wit one half of the south half of South
west quarter of section (17) seventeen in Township (10) ten Range (14)

fourteen East Commencing^the section corner running east
half a mile then north two hundred and twenty yds then then
west half a mile to the section line running north and south then
down said line two hundred and twenty yds back to said corner
containing Forty acres more or less together with all and singular
the tenements hereditaments and appurtenances and all the estate
title and interest of the said party of the first part therein and the
said party of the first part hereby covenant and agree with the
the second part that at the time of the delivery hereof that the
said party of the first part is the lawful owner of the premises above
granted and seized thereof in fee simple and that he will
warrant and defend the above granted premises in the quiet and
peaceable possession of the said party of the second part her
heirs and assigns forever in witness whereof I have hereunto set
