but if said principal sum shall not be paid at the end of three
(3) years from the date of this instrument: or if the said Josiah T.
Walls shall at the end of any year hereafter from the date
of this instrument fail, neglect or refuse to pay the interest to accrue
on Said principal sum at the rate of twenty per cent per annum
Annually, that is to Say, if at the end of any one year hereafter
the said J.T. Walls shall fail neglect or refuse to pay up the
said interest due for that year, then in that event this whole
contract, so far as the said Isaac Saunders is obligated thereby,
shall at once upon such default in the payment of interest
for any year hereafter, become wholly null and void
and of no effect and further if the said principal sum
of Three Thousand Nine Hundred and twenty nine 96/10 Dollars
together with all interest that may be due is not wholly
and fully paid up at the end of three years from the
date hereof, then in that event this said contract and
agreement is to become wholly null and void so far as
the said Isaac Saunders is obligated thereby = The said Isaac
Saunders further hereby agrees that the said J.T. Walls
shall remain in possession of all the real and personal prop=
erty hereinbefore described for such time as the said
J.T. Walls shall Keep the said interest to accrue on said
principal sum of money aforesaid paid up promptly at
the time it falls due, annually, at the end of each and
every year hereafter: but it is hereby expressly stipulated
that in no event shall the said J.T. Walls have the right
of possession of any of said property either real or personal
for any longer than Three (3) years from the date
of this agreement Whether he pays up the interest or not
Except by and with the consent of the said Isaac Saunders
Expressed in writing to be signed by the said Isaac Saunders
in the presence of witnesses, unless by the end of Three (3) years
from the date of this agreement the whole principal sum aforesaid
with all interest aforesaid shall be fully paid up =
2" The Said Josiah T. Walls upon his part does hereby
promise and agree, within Three (3) years from the date of
this instrument to pay to the said Isaac Saunders the said
sum of Three Thousand Nine Hundred and twenty nine 96/100 Dollars
with interest therein payable annually at the rate of twenty
(20) per cent per annum as the purchase money for all of
said property, hereinbefore particularly described both real
and personal recognizing the reservation the exception and
reservation of the One Hundred Acres of land excepted by
the said Isaac Saunders from the provisions of this agreement
It is further understood and agreed upon the part of
said J.T. Walls that he will give up the possession of
all and every part of said property both real and
personal at any time hereafter, that he may fail or
neglect to pay up the interest aforesaid as it annually
becomes due on the principal Sum aforesaid, And that
