law as in equity, of the said party of the first part, of in and to the
same, with the appurtenances.
To have and to hold the above described premises, with the appurtenan-
ces thereunto belonging unto the said party of the second part, and to
his heirs and assigns, as their absolute property in fee simple forever.
And the said Donald McRae for himself and for all others claiming
by, through, or under him does covenant and agree that he is seiz-
ed in fee simple of a good and indefeasable estate in and to
the above premises, by deed from the Trustees of the Florida Rail Road
Company bearing date of June 12th AD 1867, and that he has con-
veyed the same free and discharged from all encumbrances and
liens of any and every nature and description created by him
self and that the said party of the second part his heirs and assigns,
shall quietly and peaceably enjoy the above described premises
against all persons whatsoever, lawfully claiming by, through
or under him the said party of the first part.

This Indenture made this the 8th day of May in the year of Our
lord one thousand eight hundred and seventy seven between Thos C.
Ellis of the Town of Gainesville (Agent and Attorney in fact for Janie E.
Beaton and John W. Beaton) of the County of Alachua and State of Florida
in fact
party of the first part as agent and Attorney for John W. Beaton & Janie E
Beaton his wife of of the State of Georgia Charlton County and Hiram
R. Smith of Leesburg Virginia party of the second part.
Witnesseth, that the said party of the first part for and in con
sideration of the sum of $255.00 two hundred and fifty five
Dollars to them in hand paid by the said party of the second part
at and before the ensealing and delivery of these presents, the receipt
whereof is hereby acknowledged, hath bargained, sold, released, gran-
ted, conveyed and confirmed, and by these presents do bargain, sell,
