   This Indenture made this eighth day of March in the year of our Lord
one thousand eight hundred and seventy six by and between Catherine H. Birney
and William Birney her husband, of the city of Washington in the District
of Columbia of the first part and Richard W.D. Bryan of the same place of
the second part.  Witnesseth that the said parties of the first part for and in con-
sideration of the sum of Twelve thousand dollars lawful money of the United
States to them in hand paid by the said party of the second part at and be-
fore the selaing and delivery of the receipt whereof is hereby ac-
knowledged, have granted bargained, sold, aliened, enfeoffed and conveyed and
by these presents do hereby grant bargain sell alien enfeoff and convey unto
the said party of the second part his heirs and assigns forever all that
certain tract of land lying and being in the County of Alachua in the
State of Florida and known and described as part of the "Philip Dell"
Plantation and more particularly described according to the official survey
of said County and State as Lots ten (10) eleven (11) and twelve (12) in secion
nineteen (19) the East one half of the south west one quarter of section
twenty (20) and the south east one quarter of section twenty (20) the west
one half (1/2) of the North East one quarter (1/4) of section twenty nine (29)
the East one half (1/2) of the north west one quarter (1/4) the west one half
of the south east one quarter (1/4) and the south west one quarter (1/4) of
the said section twenty nine (29) Lots one, three, nine, ten, eleven and
twelve (1,3,9,10,11 & 12) the south one half of lot four, lot nine (9) and lot
ten (10) in section thirty (30) Lots one (1), two (2) three (3) twelve (12) thirteen (13),
fourteen (14), the south one half (1/2) of lot eleven (11) the north one half of lot
five (5) the east one half of the north one half (1/2) of lot six (6) all in
section thirty one (31), the north west one quarter (1/4) and the west one half
(1/2) of the North east one quarter of section thirty two (32) all of said lots, parts
of lots and section above enumerated being in township seven (7) south and
Range twenty (20) East said plantation containing 2220 acres of land
more or less.   Together with all the improvements, ways, easements, rights
privileges and appurtenances to the same belonging or in anywuse apper
taining and all the remainder, reversion, rents, issues and profits thereto
and all the estate, right, title, interest, claim and dmand either at
law or in equity or otherwise of the said parties of the first of in or to
the said piece or parcel of land and premises.  To have and to hold
the said piece of ground or plantation and appurtenances unto the
said party of the second part his heirs and assigns to his and their
sole use and benefit forever.  And the said Catherine H. Birney and
William Birney for themseleves their heirs executors and administrators
do hereby covenant promise and agree to and with the said party
of the second part his heirs and assigns that the said parties of
the first part and their heirs, shall and will warrant and defend
forever the said tract of land and premises and appurtenances un
to the said party of the second part his heirs and assisgns from
and against the claims of all persons claiming or to claim the
same or any part thereof by from under or through her him or
either of them the said parties of the first part.  And further
that the said parties of the first part and their heirs shall and
will at any and at all times hereafter upon the request and
at the cost of the said party of the second part his heirs or assigns
