make and execute all such other deeds or other assurance in law for
the more cetrain and effectual conveyance of the said piece or tract of
land and premises and appurtenances unto the said party of the
second part his heirs or assigns or his or their counsel learned in the law
shall advise devise or require.
And the said Catherine Birney and William Birney for themselves their
heirs, executors and administrators do covenant to and with the said
second party that at the time of the sealing and delivery of these pres-
ents that the said Catherine Birney was lawfully seized in her own
right of a good absolute and indefeasible estate of inheritance in
fee simple of and in all and singular the above described prem-
ises and has good right to convey the same in manner aforesaid
and that the same are now free clear discharged and unincumbered
of and from all former and other grants, titles, charges judgments 
taxes and encumbrances of what nature or kind soever.
  In testimony whereof the said parties of the first part have hereunto
set their hands and affixed their seals on the day and year first here-
in before mentioned.

The following changes having been made before delivery on second
page between lines two (2) and nine (9) inclusive: interlineation "three"
nine, ten 8,9, 10 "four" and the following erasure: "the south one half (1/2)
of (erased twice)" "the south one half (1/2) of lot four (4), the north one half of lot
nine (9) and the north one half of lot ten (10) all in" - and in third line
second page, a word altered to south

   District of Columbia County of Washington, SS:
     Be it remembered that on this eighth day of March AD 1876 at
Washingston City, in the District and County aforesaid, before the subscriber
Chief and presiding Justice of the Supreme Court of the said District
of Columbia which Court is a Court of record and general jurisidic-
tion and has a seal and a Clerk personally appeared Catherine H. Bir-
ney and her husband, William Birney, to me known to be the individ-
ual named in and who executed the foregoing conveyance and acknowl
edged that they did execute said conveyance of separate property of
the said Catherine H. Birney, wife of the said William Birney being
by me examined separate and apart from and out of the hearing of her
said husband, acknowledged that she executed such deed freely and
without any fear or compulsion of her husband.
     In testimony whereof I have hereunto set my hand and affixed
my seal the day and year above written at Washington City, District
of Columbia
