State of Florida  } Before me personally came George W.
County of Alachua } Schuyler who being duly sworn says that he
             his wife Augusta Dayton
saw W. Harper Dayton x sign seal and deliver the foregoing deed
for the purposes therein expressed and that he together
with Santiago Carrio signed the same as subscribing wit-
nesses to the same.             }      Geo W. Schuyler

This Indenture made and entered into on this the twenty fourth
day of July in the year of our Lord one thousand eight hundred
and Seventy Six.  Between Fannie W. Campbell of the town of Waldo
County of Alachua and State of Florida of the first part, and John
W. Phifer of the same place State and County aforesaid of the
second part. Witnesseth that the said party of the first part for
and in consideration of the sum of One hundred Dollars to
her in hand paid by the said party of the second part the
receipt whereof is hereby acknowledged Hath bargained and sold
and by these presents doth bargain and sell unto the said party 
of the second part and to his heirs and assigns forever all those
several lots or tracts of land lying and being in the town of
Waldo County and State aforesaid and more particularly known
and described on the plat of said town as Lots Five and Six (5) & 6)
in Block six (6).
To have and to hold the above described premises together with all
and singular the rights and privileges immunities Easements and
appurtenances thereunto belonging or in any wise appertaining unto the
said party of the second part and his heirs as their absolute property
in fee simple forever. And the said party of the first part and
her heirs and for all others claiming by through or under her
do covenant and and agree that she is seized of a good and
indefeasible Fee Simple to the above premises and that she
has a good right to convey the same free and discharged
from all incumbrances and Liens of any and every nature
and description and that the said party of the second part
his heirs and assigns shall quietly and peaceably enjoy
the above described premises against all persons whatsoever
Lawfully claiming the same and the said party of the first
further agrees with the party of the second part that she
will warrant and defend in Law any illegalities that
may hereafter present themselves.
