This Indenture made and entered into on this twentieth day of July
in the year of our Lord one thousand eight hundred and Seventy Six
between John McRae of the City of Wilmington State of North Carolina
surviving trustee duly appointed by the Florida Railroad Company
party of the first part and Ella F. Bryant of Alachua County
State of Florida party of the second part Witnesseth that the said
party of the first part for and in consideration of the sum of one
hundred & ten dollars heretofore, paid to the trustee of the Florida Rail Road
Company by Marcellus A. Williams to wit on or above Aug 15 AD 1852
and the further sum of one Dollar to him in hand paid by the
said party of the second part the receipt whereof is hereby acknowledged
hath given granted aliened, bargained, sold, transferred; and doth by
these presents give grant alien bargain sell transfer and convey
unto the said party of the second part all of these certain parcels or
tracts of land lying and being in the County of Alachua State of Florida
and more particularly known and described in the public records and
maps of said State as the South East quarter of the North East quarter and
the South East quarter of the South West quarter of the North East quarter
of Section Twenty three in Township Eight South Range Twenty one East
Containing Fifty acres more or less SE1/4 of NE1/4 of SW1/4
of NE1/4 Sec 23 T8 S.R. 21E To have and to hold the above described
premises together with all and singular the rights and privileges
immunities easements and appurtenances thereto belonging or in anywise
appertaining unto the said party of the second part and her heirs as
there absolute property in fee simple forever. And the said party of
the first part for himself and successors as trustees as aforesaid
and for the said Florida Rail Road Company and for all others claiming
by through or under him or them, doth covenant and agree that
he is seized as trustee of a good and indefeasible fee simple
to the above premises. And that he has good right to convey the
same as he has conveyed the same free and discharged from all
encumbrances and liens of any and every nature and description
executed by himself or his sd trustee James F. Soutter now deceased
and that the said party of the second part her heirs and assigns
shall quietly and peaceably enjoy the above described premises
against all persons whatsoever lawfully claiming under him as
trustee aforesaid. And that he and his successor or successors will
at any and all times make such further covenants conveyances
assurances at the expense of the said party of the second part as she
the said party of the second part her heirs or assigns or counsel learned
in the law may require
