Six hundred & thirty feet (630) thence south one thousand & fifty feet
(1050) thence East Six hundred & thirty feet (630) thence North one thousand
& fifty feet (1050) to the point of beginning containing fifteen acres more or
less in Alachua County & said State & the said E.J. Marchmont as said trustee
is hereby given the power to control absolutely during her life the said
bargained premises free from the control of said Cestui que trusts with
full power to sell convey or mortgage said premises in any way she
may think proper without the order of any Court. Together with all and
singular the tenements hereditaments and appurtenances to the same
belonging or in anywise appertaining. To Have and Hold the same
unto her the said E.J. Marchmont as trustee as aforesaid and to her
and her assigns in fee simple and absolute. And I the said H.J.
Bailey do hereby covenant and agree to and with the said E.J.
Marchmont as trustee aforesaid that I am lawfully seized in 
fee of the property herein and hereby conveyed and that I have good
and lawful right to sell and convey the same: That the same is free
from all encumbrances of any kind whatsoever and that I will and
my heirs executors and administrators shall and will forever warrant
and defend the same unto her the said E.J. Marchmont as said Trustee
as aforesaid and to her assigns against the lawful claims and
demands of any and all persons whomsoever now claiming or hereafter
to claim the same. In Witness Whereof I have hereunto set my hand
