these presents the receipt whereof is hereby acknowledged hath
granted bargained sold conveyed and does by these presents grant
bargain sell and convey unto the said party of the second part and
his heirs and assigns all that certain tract or parcel of land
situated in the County of Alachua & State of Florida and known
and described in the United States land office as the South East
Quarter of the North West Quarter and the South West Quarter of the
North East Quarter of Section Two in Township Ten South of Range
Twenty Two East (SE1/4 of NW1/4 and SW1/4 of NE1/4 of S2 T10 S R22 E)
containing Eighty acres more or less. Together with all and
singular the tenements hereditaments improvements and appurtenances
thereunto belonging or in anywise, appertaining and the reversion
and reversions remainder and remainders rents issues and property
thereof and also all the Estate right title and interest to the
same belonging unto the said party of the second part his heirs
and assigns forever and the said party of the first part doth covenant and
agree with the said party of the second part that he is lawfully
seized in fee of the foregoing bargained premises and has a good
right to sell and convey the same and will and his heirs and
administrators & Executors Shall and will warrant and defend the
title to the same unto the said parties of the second part his
heirs and assigns against the lawful claims of all persons whatso=
ever claiming or to claim the same and that the same is
