rate of Eight per cent per annum to be paid semi annually on the
payment of which said two notes and interest the said Trustees for
themselves and assigns do covenant promise and agree to make said
Florida Commercial Company or assigns a good and sufficient
deed to the said described lot or tract of land. It being however
distinctly understood and agreed that in the event of a failure to
pay both said notes or interest within 60 days after the same
shall have matured it shall be solely at the option of the said
Trustees whether to enforce payment of said notes or interest or treat
this contract as annulled all previous payments as forfeited and to
resell the said lot or tract of land And until full payment is made of
both said notes with costs with costs and expenses if there be any
incurred by said Trustees or their assigns in collecting the same
said Florida Commercial Company or assigns hereby agrees to retain
possession of and occupy said lot or tract of land only as a tenant

                "Deed"
This Indenture made the Fourth (4) day of April Anno Domini
Eighteen hundred and Eighty two Between Samuel A. Swann of the
City of Fernandina County of Nassau and State of Florida (unmarried)
party of the first part and James T. Mitchell of the City of Baltimore
and State of Maryland party of the second part; Witnesseth That
the said party of the first part for and in consideration of the
sum of Fifty and 30/100 Dollars lawful money of the United States of
America to him in hand paid by the said party of the second
part the receipt whereof is hereby acknowledged hath granted
bargained sold aliened remised released conveyed and confirmed
and by these presents does grant bargain sell alien remise release 
convey and confirm unto the said party of the second part and his
heirs and assigns forever all that certain Lot Tract or Parcel of Land
situate lying and being in the County of Alachua and State of Florida
