running thence South (80) eighty links to a Stake thence West one chain
and Six links to a Stake or post in William Edwards fence thence
North Eighty links (80) to a Stake thence East one chain and Six links
to point of beginning and containing than one 1/8 of an acre of land
more or less said lot being the same that the old Stoughton House
stood on To have and to hold unto him the said John A. Simonton
his heirs executors administrators and assigns in fee simple forever
and the said parties of the first part covenant and agree with the
party of the second part that they are seized in fee of the premises
aforegranted that they have good and lawful right to sell and
convey the same to the said John A. Simonton and that they will and
their heirs executors or administrators and assigns shall warrant
and forever defend the title to the same against all parties claiming
