said parties of the first part do hereby covenant and agree to and
with the said party of the second part that they are lawfully seized
in fee of the property herein and hereby conveyed and that they have
good and lawful right to sell and convey the same that the same is
free from all encumbrances of any kind whatsoever and that they
will and their heirs executors and administrators shall and will
forever warrant and defend the same unto the said party of the
second part and to his successors and assigns against the
lawful claims and demands of any and all persons whomsoever

the grantor in the foregoing conveyance who being first duly
questioned and examined by me separate and apart from her
said husband says and acknowledges before me that she did sign
the said deed of conveyance for the purpose of conveying to the
grantee in said deed of Conveyance all of the right of Separate
property in and to the land in said deed described and that
the same was done by her freely and voluntarily and without any
compulsion constraint apprehension or fear of or from her said
husband.
