Capen and his heirs and assigns in fee simple absolute forever and
I J.H. Post do hereby covenant and agree to and with the said Andrew
T. Capen that I am lawfully seized in fee of the property herein
and hereby conveyed and that I have good and lawful right
to sell and convey the same that the same is free from all
Encumbrances of any kind whatsoever and that I will and
my heirs executors and administrators shall and will forever
warrant and defend the same unto the Andrew T. Capen and
to his heirs executors administrators and assigns against the
lawful claims and demands of any and all persons whomsoever
now claiming or hereafter to claim the same. In Witness Whereof
I have hereunto set my hand and affixed my seal on this 19th
October 1882

October A.D. 1882 before me personally appeared Mrs. Mary C.
Post wife of J.H. Post the grantor in the foregoing conveyance
who being first duly questioned and examined by me separate
and apart from her said husband says and acknowledges
before me that she did sign the said deed of conveyance for
the purposes of releasing relinquishing and renouncing all of
her right of Dower in and to the Land in said deed described
and that said relinquishment and renunciation of Dower was done and
made by by her freely and voluntarily and without any compulsion
constraint apprehension or fear of or from her said husband
