That they are free from all encumbrances that they have good and lawful
right to sell and convey the same to the said William M. Knox and
that they will their heirs executors or administrators and assigns warrant
and forever defend the title to the same against all parties claiming
or to claim under them I testamony whereof the parties of the first part
