title interest property claim and demand whatsoever as well in
law as in equity of the said party of the first part of in and to
the same with the appurtenances. To Have and to Hold the above
described premises together with all and singular the rights and
privileges immunities easements and appurtenances thereunto belong
or in anywise appertaining unto the said party of the second part
and his heirs executors administrators and assigns as his absolute
property in fee simple forever. And the said party of the first
part for himself and successors as Trustees as aforesaid and for the
said Florida Railroad Company and for all others Claiming
by through or under him or them doth Covenant and agree
that he is seized as Trustee of a good and indefeasible fee simple
to the above premises, and that he has good right to convey the
Same free and discharged from all encumbrances and liens of any
and every nature and description created by himself or his Co-
Trustee James T. Soutter now deceased, and that the said party of the
second part his heirs and assigns shall quietly and peaceably
enjoy the above described premises against all persons whatsoever
lawfully claiming under him as Trustee aforesaid. And that he and
his successors will at any and at all times make such further
covenants conveyances and assurances at the expense of the said
party of the second part, as he the said party of the second
part his heirs or assigns or counsel learned in the law may require
