and also all the Estate right title interest property
Claim and demand whatsoever as well in law as equi-
ty of the Said party of the first of in and to the Same
with the appurtenances To Have and to Hold the above
described premises together with all and Singular the
rights and privileges immunities easements and
appurtenances thereunto belonging or in anywise apper
taining unto the said party of the second part and
his heirs executors administrators and assigns as their
absolute property in fee Simple forever and the Said
party of the first part for himself and successors as
Trustees aforesaid and for the Said Florida Railroad
Company and for all others claiming by through
or under him or them doth Covenant and agree that
he is Seized as Trustee of a good and indefeasible fee
Simple, to the above premises and that he has
good right to Convey the Same as he has conveyed
the same free and discharged from all encumbrances
and leins of any and every nature and description
created by himself or by his Co Trustee James T.
Soutter now deceased and that the said party of
the Second part his heirs and assigns Shall
quietly and pecably enjoy the above described
premises against all persons whatsoever lawful-
ly Claiming under him as Trustee aforesaid And
That he and his successor or successors will

Conveyances and assurances at the expense of
the Said party of the second part as he the
Said party of the second part his heirs or
assigns or Counsel learned in the law may
