the receipt whereof is hereby acknowledged has given gran
ted aliened bargained sold transferred conveyed and con
firmed and dose by these presents give grant alien 
bargain sell transfer remise release convey and con
firm unto the said party of the second part and her
heirs and assigns forever all that Certain tract or parcel 
of land situate lying and being in the County of Alachua 
and State of Florida and better known and described 
on the public maps and records of said State as the North
East quarter of the North East quarter of Section Twenty
two Township Eight South of Range Twenty one East
Containing forty acres more or less NE1/4 of NE1/4 of Sec 
22 T8 S R21 E To have and to hold the above granted 
bargained and described premises Together with all and 
singular the rights and privileges immunities easements and 
appurtenances thereunto belonging or in any wise appertaining 
unto the said party of the second part and her heirs and 
assigns as her absolute property in fee simple forever and 
the said Florida Land and Immigration Company for itself and 
assigns and for all others claiming by through or under 
it does covenant and agree that at the time of the execu
tion and delivery of these presents the said Company is seiz
ed of a good and indefeasible fee simple to the above 
premise and has good right to convey the same as 
it has conveyed the same free and discharged from 
all encumbrances and liens of any and every nature and des
cription and that the said party of the second part her heirs
and assigns shall quietly and peaceably and may at all times 
hereafter have use occupy possess and enjoy the above des
cribed premises against all persons whatsoever law
fully claiming the same and that it will at any and at all 
times make such further covenants conveyances and assur
ances at the expenses of the said party of the second part
as she the said party of the second part her heirs or
assigns or Counsel learned in the law may require In 
Witness Whereof the said party of the first part has caused 
its seal to be hereunto affixed and these presents to be 
certifyed by its President and Resident Manager the day 
and year first above written
