State of Florida }
Alachua County   }  Know all men by these presents that
we N.D. Phillips and K.J. Phillips his wife of the aforesaid
County and State for and in Consideration of the sum
of Two hundred & fifty ($25000) dollars to them in hand
paid by Mrs. E.J. Marchmont as Trustee for William G. Allen &
Chas J. Allen of the County of Alachua in the State of Florida
the receipt whereof we do hereby acknowledge have granted
bargained sold and conveyed and by these presents do grant
bargain sell and convey unto her the said Mrs. E.J. Marchmont
as Trustee aforesaid all of that certain lot piece tract or
parcel of land situated lying and being in the county
of Alachua in the State of Florida particularly Known and
described as follows to wit The North East quarter of
the South West quarter of the North East quarter of
Section Thirty two (32) in Township (9) nine South of Range
(20) Twenty East containing (10) Ten acres more or less sav-
ing & excepting Fifteen (15) feet reserved off of the South &
west sides each of said lots for a street in trust as
aforesaid by said Trustee for said Minors with full
power and authority invested in said Trustee to sell conv-
ey mortgage and to fully controll during her life without
the intervention or order of any court of law or equity and
after the death of the said E.J. Marchmont Trustee as
aforesaid the legal title and ownership in & to the said
property shall vest in the said Cestius quis Trust share
and share alike unless otherwise disposed of by said
Trustee in her life time containing by estimation Ten acres
of land more or less Together with all and singular the
tenements hereditaments and appurtenances to the same belong
ing or in any wise appertaining To have and to hold the
same unto her the said E.J. Marchmont as Trustee as afore
said and to her successors representatives and assigns in
fee simple absolute and we the said N.D. Phillips &
K.J. Phillips his wife do hereby covenant and agree
to and with the said E.J. Marchmont Trustee and we
are lawfully seized in fee of the property herein and here
by conveyed and that we have good and lawful right to
sell and convey the same that the same is free from
all encumbrances of any Kind whatsoever and that we will
and our heirs executors and administrators shall and will
forever warrant and defend the same unto her the said
E.J. Marchmont Trustee as aforesaid and to her successors
legal representatives and assigns against the lawful claim
and demands of any and all persons whomsoever now claim
or hereafter to claim the same In witness whereof we
