that I John E. Lambeth of the aforesaid County and
State for and in consideration of the sum of One
Dollar to me in hand paid by The East Gainesville
Florida Improvement Company of the County of Alach
ua in the State of Florida the receipt whereof
I do hereby acknowledge have granted bargained
sold and conveyed and by these presents do grant
bargain sell and convey unto them the said The
East Gainesville Florida Improvement Company all
that certain lot piece tract or parcel of land situated
lying and being in the County of Alachua in
the State of Florida particularly Known and
described as follows to wit: in Sec (4) four Tow
nship (10) ten South of Range (20) twenty east
and more particularly described as follows to wit:
Said Lot situated on the East of Florida Transit
Rail Road and north of the M.E. Grave Yard
Commencing at a stake on the section line betw
een sections (3) three and (4) four running North
on said section line two hundred and ten feet
(210 ft) to a stake thence west (630) Six hundred
and thirty feet to a stake thence south (210) two
hundred and ten feet to a stake, thence east (630)
six hundred and thirty feet to the place of beg
inning containing by Estimation three (3) Acres of
land more or less together with all and singular
the tenements hereditaments and appurtenances to the
same belonging or in anywise appertaining To have
and to hold the same unto them the said The East
Gainesville Florida Improvement Company and to its
successors representatives and assigns in fee simple
absolute and I the said John E. Lambeth do
hereby covenant and agree to and with the said
The East Gainesville Florida Improvement Company
that I am lawfully seized in fee of the property
herein and hereby conveyed and that I have
good and lawful right to sell and convey the
same that the same is free from all encumbr
ances of any Kind whatsoever and that I will
and my heirs executors and administrators shall
and will forever warrant and defend the same
unto them the said The Gainesville Florida Im
rovement Company and to its successors represen
tatives and assigns against the lawful claims
