eighteen East containing by estimation Forty acres
of land more or less Together with all and singular
the tenements hereditaments and appurtenances to the same
belonging or in anywise appertaining To have and to
hold the same unto the said W.L. Jackson and to his
heirs executors administrators and assigns in fee Simple
absolute and the said Mary Ann Johnson & James
K. Johnson do hereby covenant and agree to and
with the said W.L. Jackson that they are lawfully sei
zed in fee of the property herein and hereby convey
ed and that we have good and lawful right to sell
and convey the same that the same is free from
all encumbrances of any Kind whatsoever and that
we will and our heirs executors and administrators
shall and will forever warrant and defend the same
unto the said W.L. Jackson and to his heirs executors
administrators and assigns against the lawful claims
and demands of any and all persons whomsoever now
Claiming or hereafter to claim the same In witness

ed Mrs. Mary Ann Johnson wife of James K. Johnson
the grantor in the foregoing conveyance who being
first duly questioned and examined by me separate
and apart from her said husband says and ack
nowledges before me that she did sign the said
deed of conveyance for the purpose of releasing relin
quishing and renouncing all of her right of Separate
Estate in and to the land in said deed described and
that said relinquishment and renunciation of Separate
estate was done and made by her freely and volun
tarily and without any compulsion constraint app
rehension or fear of or from her said husband
