the second part and its successors and assigns forever 
all that certain lot tract piece or parcel of land lying 
and being in the County of Alachua and State of Florida 
described as follows Commencing at a Stake in Mid
dle of the run of Sweet Water Branch where South
boundary line of section four (4) Township ten (10) South 
Range Twenty (20) East crosses said branch running 
thence West three hundred and forty three feet to a stake 
on Micanopy wagon road: thence South thirty (30°) deg
rees East one hundred and fourteen (114) feet along
said road to a stake thence Seventy one (71°)
degrees East three hundred and two (302) feet to
place of beginning Containing thirty nine 39/100 hun
dredths of an acre more or less and being the same
land conveyed to the party of the first part by W.A.
Colclough O.C. Colclough and C.A. Colclough on March
26th A.D. 1883, and recorded in Book "O" on pages
586, 587, 589, and 588 of the Public Records for Deeds 
in Alachua County Florida Together with all and 
Singular the above described premises tenements here
ditaments and appurtenances thereunto belonging or in 
anywise appertaining and the reversion and reversions 
remainder and remainders rents issues and profits 
thereof and also all the estate right title interest dow
er and right of dower separate estate property posses
sion claim and demand whatsoever as well in law 
as in equity of the said parties of the first part 
of in and to the same and every part and parcel there
of with the appurtenances unto the said party of the second part
its successors and assigns to their own proper use
benefit and behoof forever And the said parties 
of the first part in their own right and for their 
heirs executors and administrators do covenant prom
ise and agree to and with the said party of the 
Second part its successors and assigns that the 
said parties of the first part are the bonafida and 
lawful owners at the time of the sealing and de
livery of these presents and are lawfully seized in 
fee simple of a good absolute and indefeasible
estate of inheritance of and in all and singular the
above granted bargained and described premises
with the appurtenances and have good right full pow
er and lawful authority to grant bargain sell and
convey the same in manner and form aforesaid
and that the said party of the second part its
