I William C. Andruss of the aforesaid County
and State for and in consideration of the sum of
One hundred and fifty dollars to me in hand paid
by Charles E. Pearson of the County of Alachua in
the State of Florida the receipt whereof I do hereby
acknowledge have granted bargained sold and con
veyed and by these presents do grant bargain sell
and convey unto the said Chares E. Pearson of the
County of Alachua in the State of Florida the
receipt whereof I do hereby acknowledge have gran
ted bargained sold and conveyed and by these pres
ents do grant bargain sell and convey unto the said
Charles E. Pearson all of that certain lot piece tract or
parcel of land situated lying and being in the
County of Alachua in the State of Florida particular
ly Known and described as follows to wit the south
East Quarter of the North East Quarter of the South
West Quarter of section sixteen (16) Township Eleven
(11) Range Eighteen (18) East containing by estimation
Ten acres of land more or less Together with all
and singular the Tenements hereditaments and appur
tenancies to the same belonging or in anywise apper
taining To have and to hold the same unto the said
Charles E. Pearson and to his heirs executors adminis
trators and assigns in fee Simple absolute and I
the said William C. Andruss do hereby covenant and
agree to and with the said Charles E. Pearson that
I am lawfully seized in fee of the property herein
and hereby conveyed and that I have good
and lawful right to sell and convey the same that
the same is free from all encumbrances of any Kind
whatsoever and that I will and my heirs executors
and administrators shall and will forever warrant
and defend the same unto the said Charles E.
Pearson and to his heirs executors administrators
and assigns against the lawful claims and
demands of any and all persons whomsoever
now claiming or hereafter to claim the same
