the said Matthew M. Gaston and to his heirs executors
administrators and assigns in fee simple and absolute and
we the said Annie L. Barton and D.W.L. Barton do hereby cov
enant and agree to and with the said Mathew M. Gaston that
we are lawfully seized in fee of the property herein and here
by conveyed and that we have good and lawful right to sell
and convey the same that the same is free from all incumbran
ces of any Kind whatsoever and that we will and our heirs
executors and administrators shall and will forever warrant
and defend the same unto him the said Mathew M. Gaston
and to his heirs executors administrators and assigns against
the lawful claims and demands of any and all persons whom
soever now claiming or hereafter to claim the same In witness
whereof we have hereunto set our hands and affixed our

Husband says and acknowledges before me that she did
sign the said deed of conveyance for the purpose of con
veying her separate property in and to the land in said deed
described and that said conveyance was done and made by
her freely and voluntarily and without any compulsion constr
aint apprehension or fear of or from her said husband
