and singular the tenements hereditaments and appurt
tenances to the same belonging or in anywise appertain
ing To have and to hold the same unto him the said party
of the second part and to his heirs executors adminis
trators and assigns in fee simple and absolute and
the said parties of the first part do hereby covenant and
agree to and with the said party of the second part
that they are lawfully seized in fee of the property herein
and hereby conveyed and that they have good and law
ful right to sell and convey the same that the same is
free from all encumbrances of any Kind whatsoever and

claims and demands of any and all persons whomsoever
