by estimation fifteen (15) acres of land more or less

ments and appurtenances to the same belonging or in
anywise appertaining To have and to hold the same
unto him the said John E. Lambeth and to his heirs
executors administrators and assigns in fee simple ab
solute and it the said The East Gainesville Florida
Improvement Company does hereby covenant and agree
to and with the said John E. Lambeth that it is lawf
ully seized in fee of the property herein and hereby
conveyed and that it has good and lawful right
to sell and convey the same that the same is free
from all encumbrances of any Kind whatsoever except
the Mortgage aforesaid and that it will and its
successors and representatives shall and will forever
warrant and defend the same unto him the said
John E. Lambeth and to his heirs executors administra
tors and assigns against the lawful claims and
demands of any and all persons whomsoever now claim
ing or hereafter to claim the same In witness whereof
