S.W. Duncan & Wife To John G. Nichols

State of Florida }
Alachua County   }  Know all men by these presents
that we Samuel W. Duncan and Ann Eliza Duncan
his wife party of the first part of the aforesaid
County and State for and in consideration of the
sum of Two Hundred and thirty dollars to us in
hand paid by John G. Nichols of the County of
Beaufort in the State of South Carolina the receipt
whereof we do hereby acknowledge have granted bargain
ed sold and conveyed and by these presents grant bar
gain sell and convey unto him the said John G.
Nichols his heirs and assigns forever all that certain
lot piece tract or parcel of land situated lying and
being in the County of Alachua in the State of
Florida particularly Known and described as follows
to wit: the South West Quarter of the North East
Quarter and the South East Quarter of the North West
Quarter of Section Twenty Eight (28) in Township Ten
South (10S) of Range Eighteen East (18E) containing
Eighty and fourteen hundredths Acres more or less
Together with all and singular the tenements hereditam
ents and appurtenances to the same belonging or in any
wise appertaining To have and to hold the same unto him
the said John G. Nichols and to his heirs executors adm
inistrators and assigns in fee simple absolute and we
the said Samuel W. Duncan and Ann Eliza Duncan
his wife do hereby covenant and agree to and with the
said John G. Nichols that we are lawfully seized in fee
of the property herein and hereby conveyed and that
we have good and lawful right to sell and convey the
same that the same is free from all encumbrances
of any Kind whatsoever and that we will and our
heirs executors and administrators shall and will forever
warrant and defend the same unto him the said John
G. Nichols and to his heirs executors administrators and
assigns against the lawful claims and demands of
any and all persons whomsoever now claiming or
hereafter to claim the same In witness whereof we
have hereunto set over our hands and affixed our seals on
this 25th day of June A.D. 1883.
