confirmed and by these presents do hereby grant
bargain sell alien remise release convey and con
firm unto the said party of the second part its
successors and assign forever all of that lot or
parcel of land lying and being in the county of Alach
ua in the Town of Micanopy in the State of Florida
described as follows according to the plat map and
plan of said Town of Micanopy to wit Lot No 73 of
Block 12 Twelve containing One (1) acre of land more
or less and upon which the Depot often said
Florida Southern Railway Company is now located
and built Together with all and singular the tenem
ents hereditaments and appurtenances Thereunto belong
ing or in any wise appertaining and the reversion and
reversions remainders and profits Thereof and also all the
estate Title interest possession claim and demand whats
oever as well in law as in equity of the said parties of
the first part To Have and to hold the above granted
and described premises with the appurtenances unto
the said party of the second part its successors and
assigns that the said parties of the first part at the
time of the ensealing and delivery of these presents
are lawfully seized in fee simple of all and singular the
above bargained and described premises with appur
tenances and has good right and lawful authority to
sell and convey the same and that the said party of
the second part its successors and assigns shall peac
eably possess the above granted premises with the
appurtenances without molestation or disturbance of
the said parties of the first part their heirs or ass
igns or of any other person or persons lawfully claim
ing or to claim the same and that the same are now
free clear discharged and unincumbered of and from
all former and other grants titles charges estates jud
gements Taxes assessments and incumbrances of what
nature and Kind soever and the said parties of the first
part for themselves and their heirs the above describ
ed and hereby granted and released premises and
every part and parcel Thereof with the appurtenances unto
the said party of the second part its successors and 
assigns against the said parties of the first part
and their heirs and against all and every person or pers
ons whomsoever lawfully claiming or to claim the same
shall and will warrant and these presents forever defend
