chains Thence south Eighteen (18) chains and fifty (50)
links thence West Twenty (20) chains thence North Eighteen
(18) chains and Fifty links to the point of beginning conta
-ining by estimation Thirty Seven (37) acres of land more
or less Together with all and singular the tenements hered
itaments and appurtenances to the same belonging or in any
wise appertaining To Have and to hold the same unto
him the said party of the second part and to his heirs
executors administrators and assigns in fee simple and
absolute and the said party of the first part does
hereby covenant and agree to and with the said party of
the second part that he is lawfully seized in fee of
the property herein and hereby conveyed and that he
has good and lawful right to sell and convey the
same that the same is free from all encumbrances
of any Kind whatsoever and that he will and his heirs
executors and administrators shall and will forever warrant
and defend the same unto the said party of the second
part and to his heirs executors administrators and assigns
against the lawful claims and demands of any and
all persons whomsoever now claiming or hereafter to claim
