Fifty 14/100 dollars to him in hand paid by the said 
party of the second part the receipt whereof is hereby
acknowledged hath given granted aliened bargained 
sold transfered and doth by these presents give grant 
alien bargain sell transfer and convey unto the said 
party of the second part and to his heirs and assigns for
ever all that certain tract of land situated and lying in the 
County of Alachua State of Florida and particularly 
Known and described on the public maps and records of 
said State as the North West quarter of the North East 
quarter of Section Thirteen in Township Eleven South 
and Range Twenty two East containing Forty 11/100 Acres 
more or less NW1/4 of NE1/4 Sec 13 T11 S R22 E Together 
with all and singular the tenements hereditaments and appur
tenances To Have and to hold the above described premises 
Together with all and singular the rights and privileges 
immunities easements and appurtenances thereunto belonging 
or in any wise appertaining unto the said party of the 
second part his heirs executors administrators or assigns 
forever and the said party of the first part for him
self as Trustee as aforesaid and for his successors 
in trust and for the Peninsular Rail Road Company and 
its successors and assigns doth hereby covenant to 
and with the said part of the second part his heirs 
executors administrators and assigns that the said
Peninsular Rail Road Company acquired the above
described lands by Deed from the State of Florida 
and that the party of the first part as trustee as aforesaid
hath full right and power to convey all the estate 
right title claim interest and demand of in and
to the above described lands which the said Pen
insular Rail Road Company acquired therein by 
virtue of said Deed and that neither the said 
Peninsular Rail Road Company nor the said party 
of the first part as Trustee have done or omitted 
to do any act or thing whereby or by reason of 
which the estate thereto so acquired by said Rail
Road Company has become impaired or in anywise 
diminished or encumbered  In testimony whereof the 
said party of the first part has hereunto subscribed
