her heirs and assigns in fee simple title forever together with all the right
privileges and appurtenances thereunto belonging and the said parties of the
first part do hereby covenant and warrant unto the party of the second
part her heirs and assigns that they have a right to sell said land that
they are legally seized and possessed of the same and they will warrant and
