singular the tenements hereditaments and appurtenances there unto
belonging To Have and to hold the above granted premises unto the
said Nancy H. Duke her heirs and assigns forever in fee simple. And
the said Alexander H. Leonard for himself his executors and administrators
does covenant with the said Nancy H. Duke her heirs and assigns that
he has pursued the law in being said real estate to sale and he will
his heirs shall warrant and defend the title to the above granted
premises unto the said Nancy H. Duke her heirs and assigns against
the lawful claims and demands of said infants their heirs and all
persons claiming the same by through or under them or either of them
