and a party to these these presets by Albert F. Zetrouer of the County
of Alachua in the State of Florida the receipt whereof we do hereby acknowledge
have granted bargained sold and conveyed and by these presents do
grant bargain sell and convey unto him the said Albert T. Zetrouer all
those certain lots pieces or parcels of land situate lying and
being in the County of Alachua in the State of Florida the same being
a part and parcel of the Estate of the late W.W. Lewis particularly Known and
described from a plat of the survey made by W.C. Miller & Co under and
by direction of the Commissioners appointed for the partition of said Estate
among the heirs as follows "to wit;" Lot No 3 of the uncleared land Beginning
at the North West corner of Sec 26 running East on the Section line 1453 feet,
Thence South 800 feet thence West 927 feet thence North 32° 30' West 322
thence North 38° 30' West 440 feet thence North on Section line 70 feet to the
place of beginning of Sec 26 Township 10 Range 20 of the Arredondo Grant
containing by Estimation 21 acres and Lot No 4 of the Cleared land beginning
at the corner of lots Nos 1, 2, 3, and 4 of the Cleared land running South 81° 37'
West 980 feet thence South 35° 37' East 665 thence South 53° 30' East
855 feet Thence South 71° East 1180 feet Thence North 43° East 272 feet
Thence North 44° 45' West 1925 feet back to the place of beginning the
said lot 4 lies in Section 26 and 27 Township 10 Range 20 of the Arredondo
Grant containing by estimation 31 Acres Together with all and
singular the tenements hereditaments and appurtenances to the same belonging
or in anywise appertaining. Too Have and to Hold the same unto him the
said Albert T. Zetrouer and to his heirs executors administrators and
assigns in fee simple absolute forever. And we the said Thomas L. Boulware
et al parties of the first part do hereby covenant and agree to and with
the said Albert T. Zetrouer party of the second part to these presents
that we are lawfully seized in fee of the property herein and hereby
conveyed and that we have good and lawful right to sell and Convey
the same that the same is free from all encumbrances of any kind
Whatsoever and that we will and our heirs executors and administrators
shall and will forever warrant and defend the same unto him the said
Albert T. Zetrouer and to his heirs executors administrators and
assigns against the lawful claims and demands of any and all
persons whomsoever now claiming or hereafter to claim the same
In Witness Whereof we have hereunto set our hand and affixed
our seal on this Seventh day of September AD 1885
