in fee of the premises aforesaid that they are free from all encumbrances
that they have good right to sell and convey the same to the said party of
the second part and that they will and their heirs executors and
administrators shall warrant and defend the titles to the same to the party
of the second part her heirs and assigns forever against the lawful claims
